Children:
All ages welcome.

Pets: Pet owners are responsible for any extra cleaning that may be required, either in the property or in the grounds. Owners must never allow pets to defecate in the grounds. Failure to clean after pets will be surcharged. Soft furnishings and beds are for humans only please! Please bring your own pet blankets to protect floor coverings. Pets should not be left alone in the property - damage is often caused by pets left alone in unfamiliar surroundings. The breed/type and number of dogs should be declared on booking. Please note: Owners reserve the right to refuse pets at any time.

Smoking:  Strictly no smoking.

Accepted payment methods: Visa, Mastercard, Bank Transfer. 

Check In & Check Out Times: Earliest check in is 4.00pm. Latest check in is 4.00pm. We kindly ask that you check out by 10.00am.

Cancellation Policy:

We require a £150 booking fee to secure your booking. The balance of your rental is then due no later than 4 weeks before the commencement date of the holiday irrespective of any subsequent cancellation. If your holiday commences within 56 days (8 weeks) you are required to pay the full rental and booking fee when booking.

This booking fee is non refundable but if the guest can not stay for some reason that will prevent travel this booking fee will be transferable to a new date subject to availability. Balance payments due will be at the new booking rate.

Date moves must take place at least 8 weeks before booking date.

All cancellations must be confirmed in writing. The booking fee is non-returnable.

Cancelations after payment of the balance 4 weeks before the booking will be not be returned unless the agent or owner can re let the property. N.B. We recommend that you ensure you are protected by your own cancellation insurance.

Non-availability of Property: If, for any reason beyond the Agent's control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Owner.

Damages: 

The Hirer agrees to pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred. To permit the owners and caretaker reasonable access to the property to carry out any urgent maintenance. Under no circumstances are repairs to be carried out without the owners/agents prior consent. Not to sublet or share the property except with persons nominated when booking. The maximum number of persons registered with us at the time of booking must not be exceeded without prior notice – any small party discount applied may need to be repaid. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).

We request a damage deposit cheque of £150 at the time of balance payment which will be kept securely and returned to you once the caretaker and cleaner of the property have checked the property after your departure.

Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that the owners have placed in the property.  Please DO NOT rely on assumptions and feel free to discuss your needs in depth to ensure you have all the relevant information.

Please remember that older properties have low windows, were built before the days of minimum ceiling/door heights, easy stair gradients, cavity insulation and damp proof courses. They can be prone to recurring damp patches during wet or humid weather.

Grass cutting, gardening and external maintenance are weather dependent and may be carried out during your holiday. We cannot be held responsible for any disturbance which is beyond our or the owners control including any building work or farming activity close to the property.

Complaints Procedure:

Every effort will have been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint we are anxious that remedial action is taken as soon as possible. It is essential that you contact the Owner or his representative immediately if any problem arises so that it can be speedily resolved. Discussion with the Owner or his representative whilst you are in residence usually enables shortcomings to be rectified straight away.
